Property Valuation Notices

Each spring, Blue Earth County sends out  Property Valuation Notices. This notice shows your home's estimated value, and that value is what your property taxes are based on. You should have received your 2027 notice in the mail along with your 2026 Property Tax Statements. Above is an example for your reference.

What's on your notice?

  • Estimated Market Value (EMV): What your property could likely sell for
  • Taxable Market Value (TMV): Your value after exemptions (such as homestead)
  • Property Classification: Example: Residential Homestead

Important: When You Can Appeal

The most important thing to understand is:

You can only appeal your property value in the spring.

Oftentimes, residents attend the City’s Truth in Taxation hearing in December with concerns about their property value. However, by that point:

  • Your value has already been finalized
  • Your taxes have already been calculated
  • It is too late to appeal your value

County Board of Appeal & Equalization

Important: You must go through the Local Board (Open Book) first before appealing to the County Board.
